Foreigners buying property in Georgia: this guide explains the applicable rights, rules, documents and procedures using official sources.
Foreign citizens may buy apartments, houses, offices and non-agricultural land in Georgia. The principal restriction concerns agricultural land.
Agricultural land
An alien generally cannot acquire it through an ordinary sale; inheritance is the principal exception. A Georgian company with a foreign dominant partner needs an approved investment plan and a Government decision.
Registration and due diligence
Title requires a written contract and registration of the buyer in the Public Registry. Check the owner, land category, mortgages, seizures, leases, disputes, cadastral plan, construction permit and actual area before payment.
Fees and residence
Registration costs GEL 150 in four working days, GEL 270 in one working day or GEL 350 on filing day. Purchase does not automatically grant residence. Non-agricultural property appraised above USD 150,000 may support a short-term residence-permit application, subject to certified valuation and all other legal conditions.
