Hotel refunds in Georgia: this guide explains the applicable rights, rules, documents and procedures using official sources.
If the property matches the listing and confirmed terms, disliking its décor, view or general atmosphere does not automatically entitle a tourist to a refund. The cancellation policy controls. A materially false listing, different address, missing essential facilities, serious hygiene problem or safety risk can amount to improper performance.
Does the 14-day cooling-off period apply?
Usually no. Article 14(2)(k) of Georgia’s Consumer Rights Protection Law excludes non-residential accommodation booked for a specific date or period from the no-reason 14-day withdrawal right. This exception does not permit a trader to provide accommodation materially different from the contract.
Strong refund grounds
- photos or material characteristics do not match;
- the booked unit is unavailable or at another address;
- water, heating, air conditioning or sanitation does not work;
- mould, pests, severe dirt or a credible safety hazard;
- mandatory charges or deposits were hidden.
Available remedies
Request an immediate fix, equivalent alternative accommodation, a proportionate price reduction, a refund for unused nights, or a full refund where the property is unusable, unsafe, fake or never supplied. A minor curable defect may not justify cancellation of the whole stay.
Evidence and procedure
- Photograph and video the property immediately.
- Preserve the listing, cancellation terms and receipt.
- Notify the host and platform in writing and request a precise remedy.
- Keep reasonable replacement-hotel receipts.
- If unresolved, consider GCCA, card chargeback, mediation or court.
The general GCCA application period is two years, though the Agency focuses on conduct affecting a group of consumers. Court rights remain available.
